- Yes. I am the one who shows up, mows the yard, and answers the phone. After nine years I have figured out the routes that let me give every property the time it needs without rushing. If I ever bring help I will tell you in advance.
- Both. Weekly customers fill up the route first because that is how the lawn stays healthy, but I take one-time cuts and pre-listing yard prep when the schedule allows.
- Monthly flat rate works for most of my regulars. I send an invoice at the start of the month for the visits ahead. Per-visit billing is fine if you would rather; I just need a card or a check on file.
- Small commercial and a couple of HOA common-area accounts, yes. Anything bigger than a four-truck job is not really my speed, and I will tell you that upfront instead of bidding it badly.
- Yes, general liability through a Round Rock agent. Happy to send the certificate to your property manager or HOA if they need it before I start.
- I push to the next dry day, usually within 24 to 48 hours. You will hear from me by text if it is going to slip beyond that — I do not just disappear and show up four days late.
